Overview
The Nanton Residential Conversion is an adaptive reuse project that transforms an existing ±528 m² (5,684 sq ft) two-storey building at 2019 20 Avenue in Nanton, Alberta from commercial office use into an eight-unit residential apartment building. Designed under the 2023 Alberta Building Code as a Group C (Residential) Part 9 occupancy, the project repurposes a well-located existing structure into new rental housing while retaining the building's footprint, metal siding, roof, and brick veneer.
Design Challenge
Converting a commercial building to residential occupancy triggers a comprehensive set of code requirements: one-hour fire-separated demising walls and floor/ceiling assemblies between units built to SB-3 rated assemblies with acoustic STC performance, new egress windows sized and positioned for emergency escape, upgraded guards, stairs, and smoke and CO detection throughout — all coordinated against an existing structure to minimize disruption and cost.
Design Response
Within the existing two-storey shell, the interior was reorganized into eight individual dwelling units, each complete with kitchen, bathroom, living, and sleeping areas. The fire separation and life-safety work was designed to SB-3 rated assemblies with full acoustic performance. Egress windows were carefully positioned within the existing envelope, and all guards, stairs, and detection systems were upgraded. PiXEL Architecture led and coordinated the architectural and engineering disciplines from design through completion, managing the Development and Building Permit approvals in close coordination with the Town of Nanton.
