Overview

The Meadowlark Park Townhouses project is a four-unit grade-oriented infill development on a laned parcel in Meadowlark Park, SW Calgary — just minutes from Chinook Centre. Designed under the City of Calgary's R-CG (Residential Grade-Oriented Infill) land use district, the project replaces a single detached dwelling with four contemporary townhouse units, each with its own private street-facing entry and a legal secondary suite in the basement, adding gentle density and rental supply to a quiet, mature neighbourhood that backs onto an adjacent city park.

Design Challenge

R-CG infill design requires careful optimization of the site's full buildable potential under Land Use Bylaw setback, height, coverage, and amenity requirements — while also ensuring that both the principal units and secondary suites are livable, privately accessible, and marketable. Tree protection requirements for a mature public white spruce adjacent to the site added coordination requirements with City Urban Forestry.

Design Response

The design maximizes parcel coverage, density, and unit area within R-CG compliance. Each legal basement suite is served by its own separate entrance from the rear of the property, giving both the principal unit and the suite independent, private access — improving livability and rental appeal. The building presents a clean, contemporary street elevation along Manor Road SW, paired with a detached rear carport, mobility storage, and Class-1 bicycle storage off the lane to maintain a pedestrian-oriented streetscape. Both Development and Building Permits were secured on an efficient timeline.
