Overview
Fuwa Fuwa is a Japanese soufflé pancake dessert café located in CRU #126 at CrossIron Mills in Rocky View County, Alberta. The 1,940 square foot tenant improvement converted a former quick-service restaurant unit into a branded dessert café through a comprehensive front-of-house design refresh — including new custom millwork, a feature round eat-up bar, built-in banquettes with slat wall dividers, a selfie feature wall, new furniture and decorative lighting, updated finishes throughout, and illuminated brand signage.
Design Challenge
The project required multi-discipline coordination within a major regional shopping centre — navigating CrossIron Mills' tenant coordination requirements, landlord engineering reviews, and Rocky View County building permit approvals simultaneously, while retaining the existing back-of-house kitchen, mechanical, and life-safety infrastructure to keep costs controlled.
Design Response
Acting as the coordinating architect, PiXEL Architecture managed the coordination between the interior design, mechanical, and electrical consultants; reviewed the design against Alberta Building Code requirements for A2 assembly occupancy; coordinated with the CrossIron Mills landlord engineering and tenant coordination team for all required mall approvals; and managed the building permit application and approvals process with Rocky View County. The result is a playful, on-brand environment that delivers the distinctive Fuwa Fuwa experience within a competitive retail context.
